Architect couple complete wheelchair friendly ramp house
http://www.urbanrealm.com/news/4086/Architect_couple_complete_wheelchair_friendly_ramp _house.html
28 MARCH

BDP architect Ian McMillan and his wife Thea McMillan of chambersmcmillan, have completed a wheelchair friendly family home for themselves and their eight year old daughter.

Situated in Portobello, Edinburgh, the home is defined by its spacious entrance ramp which allows easy access to an upper level, enabling the family to live together in a building which serves all their needs.

Budgeted at £250k the custom built home was spurred by a desire to minimise the amount of dead space associated with a clumsy ‘bolted on’ ramp by placing the requirement at the heart of the design process.

Writing on her blog McMillan commented on life within his new home by saying: “Since moving in, we have had so many comments from friends and visitors that the ramp makes the house: on the one hand that they are not aware of it being an obviously ‘accessible’ house, but on the other hand how wonderful it is to have a ramp in a house (and could they have one too?).

“I think it is because the ramp makes you move around the house differently, and also because of the way that we have designed spaces off the ramp, these spaces connect, both visually and physically, differently.”

Haymarket Development

A £200m development with hotel, offices and shops is to be built in Edinburgh's Haymarket in the summer, following several years of delay.

Original plans for a 17-storey hotel next to Haymarket station were scaled down following local protests.

Edinburgh’s long dormant residential market could soon awaken from its slumber with the recent approval of four significant schemes, all of them penned by EMA Architecture + Design.

This week alone the practice has secured permission for a scheme at Ocean Drive, Leith, on behalf of Cala Homes and a separate venture known as Urban Oasis at Lochend Butterfly, a scheme being delivered in conjunction with Smith Scott Mullan for Places for People Developments.

Inspired by the high density housing prevalent Ijburg area of Amsterdam Ocean Drive North will deliver 41 townhouses along the listed dock edge, each of which will open onto a series of private deck spaces arranged around a traditional lane.

Urban Oasis meanwhile will offer 205 homes within a ‘dense urban village’ with a reinterpretation of colony housing at its heart triangulated by three nine storey point blocks. The design also reinstates connections across three railway lines to knit the awkward plot into the surrounding urban fabric.

Both approvals follow hot on the heels of a planning double last month, when EMA secured approval for 65 flats and colony houses at McDonald Road in the city centre for Foremost Developments together with yet another scheme to deliver 110 new homes on greenbelt land at Edmonstone.

In recent weeks the practice has also submitted revised plans for the long-dormant Shrubhill site off Leith Walk.

It is anticipated that the four schemes will move on site in accordance with the below calendar:

McDonald Road - 1 May 2013
Edmonstone Estate - June 2013
Ocean Drive North - July 2013
Urban Oasis Lochend Butterfly - Q3 2013

Edinburgh Evening News - 22nd June, 2013 (http://www.scotsman.com/edinburgh-evening-news/latest-news/garden-district-plan-on-edinburgh-greenbelt-1-2973197)
http://www.edinburghsgardendistrict.co.uk/images/mast.jpg

A masterplan has been launched to show how greenbelt land owned by Sir David Murray would be transformed into a £1 billion “garden district”.

Expert planners have spent three years drawing up the designs – which include 3500 family homes, university and business villages and a Scottish national garden, which would be built beyond the bypass in west Edinburgh.

The new commuter hub would be the jewel in the crown of the former Rangers owner.

Murray Estates, which controls more than 675 acres of land to the west of the city, wants to develop the urban district to incorporate a new high school, three primary schools and other local amenities.

The 60-acre garden complex, dubbed the Calyx, would boast themed green areas, water features and research facilities as part of a £25 million concept.

A sports hub could become a new home for Edinburgh Rugby under the plans.

The business village would see 1500 homes built in walking distance of Edinburgh Park and the International Business Gateway in the hope of attracting staff and their families to live there, lifting pressure on the city’s transport network.

Similarly, the university village with 1400 properties is so-called because of its close proximity to Heriot Watt.

Developers say the proposals, close to the RBS headquarters at Gogarburn and the Gyle shopping centre, would create 900 jobs.

Jestyn Davies, managing director of Murray Estates, said the latest designs had been the direct result of extensive public consultation.

“We asked the public what they wanted and this is what they came back with,” he said. “The proposals are the culmination of many years’ careful planning, ensuring they blend perfectly as a natural extension to the west of Edinburgh, providing quality family housing, sporting and leisure facilities and through the Calyx, a new world-class tourist attraction and National Garden for Scotland.”

The property giants believe the new homes – a quarter of which would be affordable housing – would help to alleviate the shortage in the city. Scottish Government directives mean the council must build 71,000 new homes by 2033.

Mr Davies argued the development of an urban centre was a more efficient way of creating the homes than adding “100 here and 100 there” and development of greenbelt land was now a necessity, as demonstrated on the council’s most recent Local Development Plan.

He said: “I do not envy the dilemma faced by councillors, however everybody now accepts that the debate is about which parts of greenbelt should accommodate new housing, not whether greenbelt should be designated for housing.”

Brochures detailing the proposals have been sent to every councillor in the south east of Scotland. If planning permission is granted, the project is expected to take between 15 and 20 years to complete.

Urban Realm - June 6th, 2013 (http://www.urbanrealm.com/news/4214/Greyfriars_Kirk_homeless_centre_brings_life_to_gra veyard.html)

Work to complete a new community facility for Greyfriars Kirk in Edinburgh’s Old Town has been completed by Gareth Hoskins Architects.

A joint venture between Greyfriars, Tolbooth & Highland Kirk and the Grassmarket Mission the £1.4m project has seen the extension of the existing Kirkhouse to form a new teaching and outreach centre for the homeless community in the shadow of the famous A listed church yard.

This sees double height volumes inserted adjacent to the 8m tall Kirkyard wall with smaller cellular spaces located around the perimeter.

These spaces are illuminated by a series of monumental skylights rising like the tombstones from a sedum roof to imply a natural extension of the graveyard proper.

Offering wood-work, cookery and art classes the venue doubles as a lettable community hall in the place of three surplus industrial buildings.

Its nice in the Summer. South Queensferry isn't technically Edinburgh, it should be West Lothian. But Crammond is in the City of Edinburgh. What looks like a small coastal village. Near enough.

The parts in between Queensferry, Kirkliston, Ratho to Edinburgh. I think are green belt protected.

http://greenerleith.org.uk/blog/micro-eco-village-plans-rennies-isle-revealed-3887

http://i0.wp.com/greenerleith.org.uk/wp-content/uploads/2014/03/Shore-floating-eco-lodges.jpeg?resize=593.6%2C342

Plans to bring a series of “eco-lodges” to The Shore area have recently reached an important milestone, as the firm behind the idea, SRT Eco-build, has submitted formal proposals to the council for planning permission.

The plans show proposals for three small, single-storey, buildings by the waterside at Rennies Isle. Two would be ‘eco-lodges’ whilst the third building, to be constructed on the site of the former bandstand, would be a “research facility.”

The planning application explains: “The proposal is to create a research facility comprising two Eco lodges and an Eco office and Research facility. The lodges will be offered on short term and long term rentals to the post graduate and doctoral community to allow a high degree of energy consumption and carbon emissions to be recorded in family living conditions, while acting as a living laboratory collecting data with the ultimate aim of improving the lodges to create a zero carbon emission home.

“By utilising the latest technology, and with careful design and construction considerations the energy requirement has been reduced considerably. The use of renewable energy sources such as rainwater harvesting, reduced CO2 emissions in some locations can get close to energy self sufficiency.

“Facilities for cycle parking is proposed adjacent to each lodge. The office and research facility will be sited in the position of the old ‘bandstand’ and the iron columns will be retained as a feature, creating a focal point to this micro Eco village.”

Although not part of this planning application, the same firm is also working up wider proposals that could see a further group of ‘green’ floating offices or houseboats in the water around The Shore, as well as proposals for a floating solar array on the docks adjacent to the Scottish Government’s Victoria Quay building.

The £850m St James Quarter has secured a new form of public private partnership.

The Regeneration Accelerator Model combines local and national government funding with private investment in local infrastructure and public space.

This can then be offset by business rates.

More than £60m is being invested by the taxpayer, through the new Regeneration Accelerator Model.

Developers TH Real Estate said it will put Edinburgh in the top five UK cities for shopping but they hope it will complement rather than compete with Glasgow for business.

The new commercial, retail and residential district is forecast to support more than 2,000 jobs.

A £150 million ‘cultural quarter’ and housing development on a former brewery site is set to become the new home of the Filmhouse.

New plans unveiled for the old McEwan’s Fountain Brewery plot include 350 homes, a 130-bedroom boutique hotel as well as office and retail space.

It is understood the Fountainbridge gap site is the “preferred” option for the Filmhouse – home of the Edinburgh International Film *Festival.

An alternative new home for the historic cinema is also being explored in the city centre – behind the National Museum of Scotland and the Festival Theatre.

A masterplan for the regeneration project, drawn up by arms-length council firm EDI Group Ltd, has been lodged at City Chambers and it is hoped planning permission will be approved later in the year.

It is thought the ambitious scheme would regenerate an area deprived of a major revamp since the brewery closure in 2004.

Around 1400 jobs are expected to be created from the development.

At at the harbour? Granton & Leith Harbour etc..

That has gone very very slow & took a blow with the recession from 2008, only back to starting it again after many years.. Reason why I hadn't posted it looks unfinished and shoddy still. Not a fan.

SCOTSMAN 14 AUGUST 2014 (http://www.scotsman.com/news/transport/first-tracks-laid-down-on-borders-railway-1-3508602)
http://www.bordersrailway.co.uk/media/44971/bowshank-slab-track-4.bmp

The first rails have been laid on the Borders Railway, which is now just over a year away from re-opening after a gap of 46 years.

Network Rail hailed the laying of track in Bowshank tunnel, near Galashiels, as a “major construction milestone” in the £350 million project.

It involved a 25-strong team laying concrete on the northbound section of the track through the 200-metre long tunnel.

The southbound track will be completed within weeks.

Concrete - or “slab” - track is being used in the tunnel rather than the traditional ballast (stones) to support the rails because of its limited headroom.

This will leave space so overhead wires can be installed in the future so electric trains could run on the 35-mile line between Edinburgh and Tweedbank, south of Galashiels.

A special rail installation machine will be used this autumn to lay track over the rest of the 30 miles of new line south from where the route currently ends at Newcraighall, on Edinburgh’s south eastern edge.

The line is due to be complete in June next year, with passenger trains starting in September following driver training.

Network Rail project director Hugh Wark said: “Laying the slab track is an essential part of the preparation works ahead of the track laying taking place in the autumn.

“With just over a year to go until the first trains start running, we are looking forward to marking many more exciting milestones over the coming weeks and months as we move closer towards completion of the new line.”

The route - which continued to Carlisle - closed in 1969 in one of the most notorious of the Beeching cuts, to slim down the network to reduce its losses.

Fountainbridge apart-hotel goes in for planning

Urban Realm - 30th September, 2014 (http://www.urbanrealm.com/news/5059/Fountainbridge_apart-hotel_goes_in_for_planning.html)

http://www.urbanrealm.com/images/news/news_5059.jpg

Quote:

Apart-hotel chain Urban Villa has submitted plans for a 176 room canalside hotel designed by Grzywinski + Pons Architects and Michael Laird to slot into a wider master plan for the Fountainbridge area of Edinburgh.

The champagne cladding and grey brick build is defined by faceted balcony spaces along its southern façade to maximise light and will cut a new pedestrian route from Fountainbridge to the Union canal. Al fresco dining will be offered alongside the latter with a series of loggias offering onward connections.

In their design statement Grzywinski + Pons wrote: “With considerable frontage on the canal, we wanted the structure to define and animate the waterway’s edge while encouraging access to it from points north. The predominantly glazed, double height lobby at grade protects visual access to the water’s edge even while occupying the area with convivial use both inside and outside the building.

“In the cooler months when sunlight is at a premium the low declination of the sun allows penetration deep into the guest rooms while the inverse is true on long summer days.”

A fine stainless steel mesh is positioned over the façade to serve as fall protection whilst maintaining views.

St Columba’s Hospice prepares to open its doors

Work to put the finishing touches to a new £26m ward block for St Columba’s Hospice is currently underway by Graham Construction in readiness for welcoming its first patients next month.

The split level extension provides 18 brighter and airier rooms, each opening out onto its own balcony or private courtyard, with connecting glass corridors opening up views of the grade B listed Challenger Lodge, which continues to house the hospice’s administration.

Designed by Jane Darbyshire & David Kendall architects the scheme provides space for up to 30 patients the wards are surrounded by extensive areas of landscaping with views out to the Pentland hills and Firth of Forth.

In a statement the Hospice said: “Staff at St Columba’s Hospice are working hard to ensure that the move back to Boswall Road to be ready to receive our first patients in May goes smoothly. They are all looking forward to having a wonderful new building which will allow the Hospice to continue to provide the highest quality of specialist palliative care to Edinburgh and the Lothians.”

Built on the footprint of a 1970s extension which was no longer fit for purpose the care unit incorporates a number of features from the original building; including a stained glass window, stone fountain and three Celtic stones.

New Town youth hostel opens its doors

http://www.urbanrealm.com/images/news/news_5066.jpg

Blackhall Developments has unveiled a 30 bed youth hostel on Rose Street Lane in Edinburgh’s New Town world heritage site.

The £400k scheme involved the Staran Architects led conversion of a red brick 19th century warehouse which had lain derelict for over 20 years prior to being purchased by Dundee-based developer DS Landsburgh.

Blackhall MD Ross Young commented: “Our brief was to provide a complete re-model from top to bottom, including removing the roof and creating a new top floor with roof terrace.

“Our client managed to acquire an extra piece of land which was crucial to making the project viable. We were able to form a new entrance foyer construct a new internal staircase and retain a rustic and industrial look.”

Blackhall have also recently completed a development of 10 apartments for short term let within the A-listed Scotsman Buildings, North Bridge.
