Affordability is largely about income and cost of living, both vary significantly. I had a larger suburban house and collected a lot stuff I did not need. Got rid of most of it and moved back into the city.

I think consumerism and "keeping up with the Joneses" is part of the issue. People will go into to great debt financing some McMansion when they should be in a more modest house, condo, or apartment that they can afford. A lot of it is ego.
